The U.S. Consumer Product Safety Commission (CPSC) estimates that over one million senior citizens are treated in emergency rooms for home-related injuries each year. CPSC believes that many of these accidents result from often-overlooked hazards which are easy to detect and correct. Use this checklist to spot possible safety problems which may be present in your Mobile Eastern Shore home and use it periodically to re-check your residence. This checklist is organized by areas in the home and will be presented in an easy-to-follow series of articles.

 THE BATHROOM

        1. Apply textured strips/appliqués to the bottom of tubs and showers to prevent slipping.

        2. Use only non-skid mats in the bathroom area

        3. Securely attach grab bars to help you get in and out of the shower/tub and to prevent falls. Check existing bars for strength and stability.

        4. Lower the water setting on your hot water heater to no more than 120 degrees to avoid scalding.  Always check water temperature before entering a bath or shower.

        5. Install a night light or replace the existing light switch near the door with a “glow switch” that can be seen in the dark.

        6. Unplug all small appliances such as hairdryers, shavers, curling irons, etc., when not in use.

        7. Keep small appliances away from water at all times.

        8. Make sure that all medications are clearly and correctly labeled. Throw away those that are out of date.  Store medicines beyond the reach of children.

 THE BEDROOM

        1. Arrange furniture so that light switches and lamps are close to beds.

        2. Remove sources of heat from areas around bedding.

        3. Don’t smoke in bed!

THE KITCHEN

                1. Store potholders, towels, plastic utensils, and the like away from the stove/oven.

                2. Shorten or remove curtains which are close to sources of heat.

                3. Roll back, pin up, or fasten with elastic bands long, loose sleeves which can easily catch on fire or get caught on pot handles.

                4. Use a stove fan, ventilation system, or open windows to clear air of smoke and vapors.

                5. Move cords and appliances away from sink area or heat. Try to avoid use of extension cords. Use wiring guides so that cords will not hang down or become tangled.

                6. Check with an electrician about installing new outlets (GFCIs) which detect electrical problems and shut off automatically.

                7. Ensure adequate lighting by opening curtains and blinds, using maximum wattage allowed bulbs (frosted ones reduce glare), and adding easy-to-install light strips under the cabinets or over the countertops of your Mobile Eastern Shore home.

                8. Do not exceed the printed maximum bulb wattage for use in lighting fixtures. If you don’t know the correct wattage, use nothing greater than 60 watts.

                9. Keep a working fire extinguisher handy at all times.

Because of the ever-growing number of foreclosed homes, more and more buyers are considering purchasing one of them, either for a principal residence or an investment. However, in spite of rumors to the contrary, finding foreclosed homes at “bargain” prices and making a killing by selling them immediately is not a common occurrence, and purchasing any foreclosed Mobile Eastern Shore home requires a great deal of research, preparation, patience, and perseverance.

RESEARCH:

            1. The very first thing you need to do is to become familiar with your state’s foreclosure laws. These statutes will dictate what you can and can’t do in terms of purchasing, financing, and selling foreclosures.

            2. Locate foreclosed properties. Search public records, newspapers, HUD listings, magazines/newsletters specifically dealing with this type of real estate, and the Internet. Also check with your realtor.

            3. Check public records for liens and/or encumbrances.

            4. Know the assessed value of the property and comparable sales prices in the neighborhood.

            5. Learn the differences in buying pre-foreclosures, buying them at a public auction, and buying real estate owned (REO) foreclosures.

PREPARATION:

            1. Find a realtor experienced in foreclosures.

            2. Obtain pre-approval from a lender so that you can act quickly when you find the Mobile Eastern Shore home you want.

            3. Tour the property and inspect it as closely as possible. Have the home inspected by a professional if the lender will allow it.
