I hope that you and your family had a wonderful Thanksgiving! Perhaps you’ve shifted into “Christmas time” gear by now, decorated your tree and started your shopping. All that running around can leave even the most seasoned holiday elf frazzled so why not take some time to enjoy an ‘artistic weekend’ in Fairhope? Festivities get underway 6-8 p.m. Thursday with the ESAC Members’ Christmas Party and Reception of the Members’ Open Show. Make sure to find your “spot” downtown Friday night for the
Fairhope Magical Christmas Parade, which starts at 7 p.m. The fun continues from 2 to 4 p.m. on Saturday, when the Art Center hosts Mobile Ballet Eastern Shore’s “Nutcracker Tea” with storytelling by Connie Cozart. Holiday beverages, treats and hors d’oeuvres will be served, but seating is limited. Tickets are $25 and available at the Art Center or by calling 928-2228 Ext. 107 or 626-8932. The weekend concludes with a special holiday recital featuring the Mobile Symphony String Quartet from 2 to 4 p.m. on December 4. Tickets are $15, call the Art Center at 928-2228 ext. 107 for more information. The magic of the Holiday Season is upon us, take time to enjoy everything that our lovely area has to offer!

I had the opportunity to visit one of our “near and dear” landmarks earlier today, the Marriott Grand Hotel in Point Clear, Alabama. Preparations were being made to welcome the holiday season; it seemed that everywhere, there were strands of bright twinkling lights being hung, festive decorations being unveiled and of course, the most magnificant Christmas tree that seemed to reach to the ceiling and beyond! While we won’t be having a white Christmas here in the Deep South, we can still enjoy the holiday season and all that comes with it. Wondering what to get that special someone for the holidays? The housing market is finally showing positive signs! The multiple listing service for Baldwin County reports that active listings from Spanish Fort to Point Clear are less than total sales since January 1, 2011. That’s great news! There are presently 926 active residential listings on the market but 956 homes have closed since January 1, 2011. BUYERS SHOULD BE READY TO BUY!

On a more personal note close to home, don’t forget the annual lighting of the trees this Thursday, November 17 in beautiful downtown Fairhope. If you’ve never been, grab the family and come join us! The best place to view this magnificent sight is close to the intersection of Fairhope Avenue and Section Street. Our mayor, Tim Kant, will turn off all lights in downtown Fairhope, giving everyone a sense of total darkness. Within minutes, the downtown trees are lit up with thousands of lights. The begins at 5:30 pm and the Lighting Ceremony begins at 6:00 pm sharp. There will be plenty of holiday music to get you in the Christmas spirit, courtesy of our many talented local school bands and Mrs. Claus will be on hand to assist the little ones with their Christmas lists that she will take back to the North Pole with her! It’s truly a special, magical time in our city of Fairhope, we hope that you’ll come join us for the festivities! Judy

Once your home is listed on the open market and aggressively advertised, an offer can come in at any time. Although that is what you want – to sell your home – it may feel like everything is moving very quickly, especially if you get an offer a day or two after your Mobile Eastern Shore home goes up for sale! It’s important to be prepared to make a decision quickly when the offer meets your criteria, but often sellers have a tendency to wait and see if they receive more or better offers. You will ultimately have to decide what to do, but it is not necessarily safe to assume that there will be a better offer in the future.

If an offer comes in that meets all your requirements, it’s good to remember the old ‘bird in the hand’ saying. Sometimes properties stay on the market for months because a seller has refused a first offer to wait for a higher one that never comes. You should definitely have already set in your mind what would be acceptable to you in terms of price, your desired net, deposit, financing, contingencies, incentives, conveyances, and closing date, and careful review of these elements should be helpful in making your decision. Remember, you have three options: accept the offer, reject the offer, counter the offer.

If you are not fully satisfied with the offer presented to you, you can make a counter offer.

Typically, counter offers will state that the seller has accepted the buyer’s offer subject to the following particulars which can address such items as:

• Total consideration (generally a higher price)
• Increasing the size of the earnest money deposit
• Refusal to pay for certain reports or fees
• Changing service providers
• Altering closing or possession date
• Excluding personal property from the contract
• Modifying contingency time frames

Just as a seller can submit a counter offer to a buyer, a buyer can counter the seller’s counter, which will then become a counter-counter offer . There is no limit to the number of counter offers that can be submitted back and forth, but counter offers do contain time expirations . If the two parties involved in the sale of your Mobile Eastern Shore home finally reach an agreement, make certain that everything is in writing!
